December saw new home sales climb 3.6% to an annual rate of 698K units, exceeding Wall Street’s expectations and marking a positive end to 2024. The surge comes as builders pivot their strategy to meet evolving market demands, constructing smaller, more affordable homes to attract buyers priced out of the existing home market.

Building hope: Capital Economics analyst Thomas Ryan notes that new home construction remains a bright spot in an otherwise “stagnant” housing market. With existing homeowners locked into sub-5% mortgages and reluctant to sell, the new construction sector has become an essential release valve for pent-up housing demand. However, the path forward depends heavily on mortgage rates, with industry experts suggesting rates need to dip below 6% to see meaningful movement in existing home sales.
